Before you hire a home builder, there are some questions you should ask. Naturally, you want to hire the best custom home builders and these questions can help give you peace of mind before they begin. Here are 7 of the most important questions to ask while searching for a Bend Oregon home builder.
1. Do You Have Relevant Insurance and an Oregon builders license?
There are plenty of things that could go wrong when contractors are working on your house, and that’s why it’s important that they have all the correct insurance and licenses. This would be general liability insurance and workers’ compensation insurance and even a Lead-based Paint Renovation Contractors License for Houses built before 1978. General liability insurance protects your home against damages. Workers’ compensation insurance protects you against lawsuits in case an employee is injured on the job. Be sure to ask for copies of these insurance documents that show current coverage. D.E. Rink Construction has been building central Oregon since 1979. We hold a Residential, Commercial, Lead-Based Paint Renovation Oregon license, Insurance, and bond. We have never had any problems reported to the Construction Contractors Board in the last 40 years.
2. What type of projects do you like to do and which one was your favorite?
Dave likes building custom homes and doing home remodels, especially the home design process and build projects from beginning to end. We also enjoy tenant improvement and building new commercial buildings. Our favorite job was a beautiful 3000 square foot home overlooking a gorgeous mountain view. Each client becomes a friend which also makes each job our favorite.
3. What part of the job do you perform and what goes to the subcontractors?
Most people want to know that they’re hiring the people that they’re personally communicating with. D.E. Rink Construction likes to start from the planning stage with the architect. We manage all stages of the project and hire experienced, insured and trusted subcontractors (we also have on file all of our subcontractor’s license, insurance, and info). The homeowner will always have a contact person who monitors the job from beginning to end. And Dave’s phone is always available.
4. How do you manage a project?
We have a full-service team who stays in touch with the client by accurately estimating, budgeting & producing product cost reviews, project management, and onsite supervision. Each month we review the budget and job costs with the client. Most of the skilled trades are subcontractors we have worked with many times. Our job site supervisor will be present on the site for the duration of the project to oversee and schedule each phase of the job.
5. Can we see or tour a couple of your past projects?
It’s always a good idea to view past projects and work they’ve completed. Not only can it give you peace of mind of their quality of work, but it can also bring inspiration and a slue of questions you had not thought of yet on custom home designs and practicality of your new home. D.E. Rink Construction would love to share our past projects with you. Depending on the scope of your plan we can show you something similar that we have recently completed. Commercial buildings, restaurants, medical offices, or custom homes in Central Oregon. It would be our pleasure.
6. Can we check with your references?
Speaking with previous customers is an excellent way to ask about their experiences and feel more comfortable when choosing your Bend Oregon home builder. There are plenty of review websites that can be helpful to you too. Checking average ratings, reading online reviews and reviewing any awards or recognitions can help you to assess how suitable a home construction company might be for you. D.E. Rink Construction has a long list of local references both commercial and residential. We can also give you references for our subcontractors and suppliers.
7. How long should we expect this project or custom home build to take?
Before you sign on the dotted line, make sure you’re aware of how long the project or custom home build will take. This will help you plan and find alternative arrangements if you have already sold your house, or you’re currently renting and your contract expires before the scheduled move date. As you might not know, permitting and planning takes about 4 – 6 months plus the time to remodel, construct and deliver the project from start to finish. We usually finish on time with our dependable trades partners. This is the number one question we are always asked!
As long as you ask all 7 of these questions and the answers you receive are satisfactory, you shouldn’t be too concerned with hiring that Bend Oregon home builder. But it’s always better to be safe than sorry when it comes to carrying out custom work on your beautiful home. D.E. Rink Construction is a top-rated home builder in Central Oregon.
